Error restoring AdventureWorks2016_EXT.bak and AdventureWorksDW2016_EXT.bak

I downloaded the AdventureWorks2016_EXT.bak and AdventureWorksDW2016_EXT.bak files. However, when trying to restore the backups, they are blocked by 35% and generate the following error message, and then appear in the object explorer in Suspect state:
