Slow access to UTM Guest VM when accessing remotely using a VPN

The Issue:
Slow access to Servers/Services hosted on a UTM Guest VM when accessing remotely using a VPN

I have a web/http server configured on a UTM Virtual Machine running MacOS Sequoia.
When I access said server via the VM's local IP address, loading the webpage is very slow.
Other services like the built-in File Sharing via SMB is also very slow using the VPN

The slow access to the web-server only happens when I access the web-service via a VPN.
The VM's web-server will load fast and just fine if it is local within my network.
I do not think it is a problem with the VPN either since if I run the web-service on the host OS, it works just fine over the VPN

The issue happens if the Guest-OS is running Monterey, Ventura, Sonoma, and Sequoia.
I tested on Host-Macs on M2, M3, and M5
