Description
Hi Chris,
I'd like to rewrite the entire UI of the application using WinUI 3 to modernize the project and align it with the latest Windows App SDK standards.
I’m happy to take on this work and will keep you updated on the progress here in this issue. Let me know if you're okay with me moving forward or if there’s anything you'd like me to keep in mind.

Research direction
The issue names no files, tests, or entry points; begin by mapping the existing UI in the XmlNotepad repository and reviewing its current Windows UI setup. Done would require the entire application UI to use WinUI 3 and align with the Windows App SDK, but the issue does not define migration boundaries or acceptance tests.
