Wooho, we are already among existing running hubs at https://polkadothubs.org/doku.php?id=locations
On phubs call they looking for Tiering and tiering system will be out on Q3-Q4
pop-hubs seems got more attention then long-term coworking (?)
On 9/2023 there is planned in Berlin popup hub.
tl;dr; takeaway, I would go with first proposal as first experimental candidate for phub to cover some rent for running hub till there will be framework as we have running costs anyways month-to-month basis.
