Symptoms

I have the game on 1TB HDD and the game seems to load files when they appear first time.
Game is instancing objects to rooms first time very slowly and cause lag spikes, which doesn't happen on windows.
The longer you play and find objects to render the faster objects instance.

Reproduction

Should work like this from the start.
Didn't get it fixed by changing settings and it doesn't seem to change whether you use ultra or minimum settings.
